Huge Celina Community Will Bring Thousand Of Homes Near Historic Downtown

Villages of Uptown development will include parks and trails linking to Celina’s downtown square.

A big land trade in Celina has set the stage for a new community with more than 2,000 homes.

Real estate development partners Rockhill Capital & Investments and Horizon Capital Partners have bought almost 700 acres between Preston Road and the Dallas North Tollway route just north of FM 455.

Called the Villages of Uptown, the big home community will have sites for 2,500 single-family homes plus parks and green space. A hike-and bike-trail is planned along the south side of the development giving access to Celina’s downtown district.

“What makes this deal unique, other than its prime location, is that Celina city officials recognized the importance of prioritizing residential development and key infrastructure before retail, and the impact that would have on maintaining a bustling city center,” Ryan Griffin, managing partner of Rockhill Capital & Investments, said in a statement.

The land assembly and sale was handled by Frisco-based REX Real Estate®. Rex Glendenning and Caleb Lavey of REX Real Estate® brokered the sale.

The sprawling tract also includes multifamily and commercial land.

“The development’s extensive linear park system with multiple pocket parks will allow residents to enjoy miles of state-of-the-art trail systems,” Glendenning said. “Rockhill Capital worked closely with the city of Celina and city manager Jason Laumer to create a true live, work, play environment which ties into the Celina downtown square.”

Located in Collin and Denton counties, Celina is one of the fastest-growing communities north of Dallas. Residential building permits in the area were up 50% last year.

Villages of Uptown is one of several huge residential communities on the way in the Celina area.
